A small crack in a brick wall can be cosmetic, or it can be the first visible sign of movement, moisture ingress or inadequate support. Knowing how to check brickwork defects properly helps buyers, owners and investors separate ordinary ageing from issues that may affect safety, weatherproofing, value or future repair costs.
Brickwork should be assessed as part of the whole building, not in isolation. The location, pattern and width of a crack matter, but so do drainage, nearby trees, footing movement, roof plumbing and alterations to the property. A careful check can identify concerns early, while an independent building inspection can clarify their likely cause and recommended next steps.
Start with a methodical visual check
Inspect brickwork in good daylight, beginning at one corner of the home and working around the perimeter. Stand back first. From a distance, uneven wall lines, sagging sections, patched areas and variations in brick colour are easier to see than when you are close to the wall.
Then move closer and examine mortar joints, bricks, openings and junctions. Take clear photographs and record where each concern appears. If you are inspecting a property before purchase or at Practical Completion, compare similar areas of the building. A defect confined to one wall may point to a local issue, while repeated defects can indicate a broader workmanship or movement concern.
Do not rely on a single inspection after rain or in harsh shadow. Moisture staining is often more visible after wet weather, while fine cracks and imperfect pointing may be clearer on a dry, bright day.
Check brickwork defects properly around openings
Windows, doors and garage openings are common locations for cracking because they interrupt the wall structure. Pay close attention to the bricks and mortar above the opening, particularly at the corners.
Diagonal or stepped cracks that run through mortar joints from the corner of a window or door can be associated with differential movement. This does not automatically mean a major structural failure. Minor settlement can occur, particularly in newer homes as materials dry and the site adjusts. However, cracking that is widening, repeated on several elevations, or accompanied by doors and windows that bind should be investigated.
Also look for inadequate or damaged lintels. Rust staining, displaced bricks above an opening, cracked masonry in a concentrated area, or a visible sag can suggest the steel lintel has corroded or is not providing adequate support. This requires professional assessment, as the repair may involve temporary support and replacement work.
Assess cracks by pattern, location and change
Crack width alone is not enough to diagnose a defect. A hairline crack in mortar may be superficial, while a narrow crack in the wrong location can still indicate movement. Focus on the pattern and whether there are related symptoms nearby.
Common patterns to document include vertical cracks, horizontal cracks, stepped cracks following mortar joints, and cracks running through bricks rather than around them. Cracks through the brick face can be more significant than minor mortar shrinkage, although the underlying cause still needs to be confirmed.
Look for signs that a crack is active. Fresh, sharp edges, broken paint, new sealant, recurring repairs or a visible gap that varies along its length can all warrant closer attention. Look for moisture-related brickwork problems
Brickwork is not fully waterproof on its own. It forms part of a wall system that relies on appropriate flashings, weep holes, cavities, damp-proof courses and drainage to direct water away from the building.
At the base of the wall, check whether the ground level has been built up too high. Soil, garden beds, paving or decking should not bridge the damp-proof course or cover weep holes. Where this occurs, moisture can bypass intended drainage paths and contribute to dampness, salt attack or deterioration of finishes inside the home.
Weep holes should generally be visible above openings and near the base of cavity brick walls where required. They must not be blocked by mortar, paint, landscaping or insect screens that prevent drainage. Missing or obstructed weep holes do not always create an immediate internal leak, but they reduce the wall’s ability to manage water.
White, powdery deposits on brickwork are known as efflorescence. They occur when moisture carries salts to the surface and can be common in new masonry or after prolonged wet weather. Light efflorescence may be temporary. Persistent deposits, crumbling brick faces, flaking finishes or damp patches inside the dwelling should be treated as a moisture-management concern rather than simply cleaned away.
Examine mortar joints and brick condition
Mortar should be reasonably consistent, adequately filled and free from widespread cracking, gaps or erosion. Poorly finished joints can affect appearance, but open or deteriorated joints can also allow water into the wall.
Check for mortar that is soft, sandy, recessed excessively or missing in sections. This can result from ageing, unsuitable mortar mixes, poor workmanship or exposure to weather. Repointing may be appropriate in some circumstances, but it should not be used as a quick fix for movement or moisture problems.
Individual bricks should not be loose, severely chipped, spalling or breaking down at the face. Spalling can occur when moisture enters the brick and cycles through changing temperatures, but it can also be associated with salt exposure or incompatible repairs. Pay particular attention to lower walls, garden-facing elevations, chimneys and areas beneath leaking gutters.
Colour variation is not necessarily a defect. Bricks are manufactured in batches and natural variation is common. Concern arises where colour changes are accompanied by staining, dampness, patch repairs or inconsistent brick types that suggest previous damage or alteration.
Check junctions, alterations and external features
Brickwork often shows stress where different building elements meet. Inspect the junction between brick veneer and rendered walls, extensions, garages, retaining walls, verandahs and paved areas. Gaps, cracking or separation at these points can occur as materials move differently.
Where a wall has been altered for an air-conditioning unit, meter box, vent, pipe or new doorway, check that penetrations are neatly finished and sealed. Poorly sealed openings can allow moisture and pests into wall cavities. Cut bricks, uneven courses and missing support above altered openings may also point to substandard work.
Retaining walls deserve separate attention. They are not the same as decorative garden edging and can fail if drainage, footings or construction are inadequate. Leaning, bulging, open joints, displaced blocks or water pooling behind a retaining wall should be assessed promptly, particularly where it supports land near a home or boundary.
Consider workmanship against expected tolerances
At handover, cosmetic quality matters as well as structural performance. Uneven brick courses, visibly inconsistent mortar joints, excessive mortar smears, poorly aligned perpend joints and damaged bricks can affect the finish expected of new residential construction.
Not every variation is automatically defective. Construction tolerances recognise that hand-built masonry will not appear machine-perfect. The key question is whether the work falls outside acceptable standards, compromises performance, or is readily visible under normal viewing conditions. Know when to arrange an independent inspection
A visual check is useful, but it has limits. You should seek professional advice where brickwork defects are widespread, cracks appear to be worsening, walls are leaning or bulging, moisture is entering the home, or there are signs of movement around openings and floors.
Independent assessment is particularly valuable before purchasing a property, accepting a new-build handover or approving major repair work. An experienced inspector can assess visible conditions in context, identify related defects, explain the likely level of risk and provide clear recommendations. Depending on the findings, further review by a structural engineer, plumber, waterproofing specialist or other qualified trade may be appropriate.

Soil movement, mature vegetation, ageing drainage and renovations all influence how brickwork performs over time.
