How to Find Hidden Building Defects Before You Buy

A freshly painted wall, new carpet and a tidy courtyard can make a property feel ready to buy or accept at handover. They can also make it harder to see what sits beneath the presentation. Knowing how to find hidden building defects means looking beyond cosmetic finishes for signs of moisture, movement, poor workmanship and incomplete construction.

Not every defect is visible during a normal walkthrough, and no non-invasive inspection can see through walls, beneath floors or inside every concealed service. However, seemingly minor clues often point to larger issues. The aim is not to diagnose a property from a distance. It is to recognise warning signs early, ask the right questions and arrange an appropriately detailed inspection before a decision becomes expensive.

Start outside, where water and movement leave evidence

Many concealed defects begin at the exterior. Water that is not directed away from the building can affect footings, subfloors, wall linings and internal finishes over time. Start by standing back from the home and looking at roof lines, brickwork, paving levels and drainage.

Check whether gutters appear to overflow, downpipes discharge close to the building, or paving slopes back towards external walls. Staining below gutters, rusted roof components, deteriorated fascia boards and vegetation growing from gutters can indicate a maintenance issue with potential water ingress consequences. On a newer property, these signs may instead point to incomplete work or poor detailing.

Look along walls rather than directly at them. Raking light can reveal uneven render, bowed cladding, patched areas and cracks that are less obvious head-on. A single fine crack is not automatically a structural concern. Cracking needs context: its location, width, direction, whether it continues through finishes, and whether doors, windows or floors nearby are also out of alignment.

Pay particular attention to the junctions where different materials meet, such as extensions joined to an original dwelling, balconies meeting walls, and window frames set into brickwork or cladding. These transitions are common locations for failed sealants, inadequate flashings and movement-related cracking.

How to find hidden building defects indoors

Inside, use your senses methodically rather than relying on appearance alone. A room may look clean and recently updated while moisture damage, inadequate ventilation or workmanship defects remain concealed behind finishes.

A musty smell can be an early indicator of persistent dampness, particularly in bathrooms, laundries, wardrobes, under-stair storage and rooms adjoining external walls. Look for bubbling paint, peeling skirting boards, swollen cabinetry, discoloured ceilings and patchy wall repairs. Fresh paint in one isolated area is not proof of a defect, but it is a sensible reason to ask what repair work was completed and why.

Operate accessible doors and windows. They should open, close and latch without excessive force. Sticking can result from seasonal movement or swollen timber, but it can also accompany frame distortion, settlement or poor installation. Check whether gaps around doors and windows are even, and whether cracks extend from the corners of openings.

Floors provide useful evidence as well. Walk slowly through each room, especially around wet areas and external walls. Notice soft spots, springiness, pronounced slope, loose tiles or hollow-sounding finishes. In an upper-level bathroom, movement or damaged seals around showers can allow water to affect the structure or ceiling below before any obvious leak appears.

Electrical, plumbing and heating systems should also be considered, although a building inspection does not replace specialist testing where it is needed. Signs worth noting include water marks around fixtures, poor drainage, leaking taps, inadequate exhaust ventilation, exposed wiring, damaged switch plates and appliances that do not appear securely installed. Record what you observe and raise it with the inspector, vendor or builder.

Focus on wet areas and balconies

Bathrooms, laundries, kitchens and balconies deserve closer attention because water management is critical in these spaces. Defects in waterproofing, falls to drains, sealant joints and balcony drainage may remain hidden until damage is advanced.

Check shower screens, tile joints, silicone seals, cabinetry near sinks and the ceiling below any upstairs wet area. Water staining, mould, loose tiles or swollen materials should never be dismissed as purely cosmetic. On balconies, check for ponding water after rain, cracked tiles, deteriorated grout, blocked outlets and thresholds that appear too low to manage surface water effectively.

A visual check cannot confirm whether waterproofing behind tiles has been installed correctly. It can, however, identify conditions that justify further investigation before settlement or final payment.

Inspect the roof space and subfloor where safe and accessible

The roof space and subfloor often reveal conditions that internal finishes conceal. These areas should only be entered where access is safe, suitable and authorised. A professional inspector is better placed to assess them using appropriate equipment and safety practices.

In a roof space, water staining to timbers or ceiling linings, daylight visible through roof penetrations, damaged insulation, mould growth and poorly supported services can all be significant. Roof leaks may be intermittent, becoming visible only during wind-driven rain, so older staining should still be assessed rather than ignored.

Underfloor areas can show evidence of damp soil, inadequate ventilation, leaking pipes, timber deterioration, pest activity and poor clearance around structural members. A strong damp odour, standing water or heavy corrosion may indicate a broader moisture-management problem. If access is restricted, note this in the inspection process. An inaccessible area is not evidence that it is defect-free.

Read the property’s history, not just its condition today

Documents can expose risks that a visual inspection alone cannot resolve. Ask for records of major renovations, extensions, waterproofing repairs, roof replacement, drainage work and relevant approvals. For a newly built home, review the contract, plans, specifications, variations and any available certificates before practical completion.

The key question is whether the work visible on site matches what was approved, specified and reasonably expected. A property may look finished while items remain incomplete, substituted or non-compliant. This is especially relevant at handover, when defects can be obscured by cleaning, furniture placement or the pressure to meet settlement dates.

For buyers, a pre-purchase inspection report provides an independent view of visible building condition and significant defects. For owners building a home, stage inspections can identify concerns before later work conceals them. Use simple tools carefully, but do not overstate the result

A torch, mobile phone camera and small level can help you document observations during an inspection or open home. A moisture meter may identify elevated readings in some materials, but results need experienced interpretation. Surface moisture, material type, salts and recent cleaning can affect readings, and a low reading does not guarantee that a wall cavity is dry.

Thermal imaging can also assist in locating temperature differences that may be associated with moisture, missing insulation or air leakage. It is not an X-ray. Images should be assessed alongside visual findings, moisture testing and the building’s construction details.

The practical approach is to treat tools as evidence-gathering aids, not as a substitute for technical judgement. Clear photos, notes about location and observations made after rain can be particularly useful when discussing concerns with an inspector.

Know when a professional inspection is necessary

Some warning signs call for prompt, independent assessment: significant cracking, active water leaks, sagging ceilings, visible mould, damaged structural timber, persistent drainage issues, termite evidence, unsafe balustrades or incomplete building work. Time pressure should not reduce the level of due diligence. A short cooling-off period or approaching handover is precisely when clear information matters most.

A qualified building inspector can assess accessible areas systematically, identify defects that may not be obvious to an untrained eye and explain the likely implications in plain language. They can also distinguish between routine maintenance, workmanship concerns and issues that may require a specialist opinion from an engineer, plumber, electrician, roofer or pest inspector.

For properties in Box Hill, Doncaster, Malvern or Chadstone, construction styles, site drainage and renovation history can vary substantially from one street to the next. A detailed, site-specific inspection is more reliable than assumptions based on a property’s age, price point or presentation.

Ask questions that create a clear record

Is there a warranty, invoice or report available? Vague assurances such as “it has always been like that” should not replace evidence.

For a new build, make sure defects and incomplete items are documented clearly before practical completion. Photographs, precise locations and references to the relevant plan or specification make it easier to track rectification. Avoid accepting a verbal promise that an item will be fixed later without a documented process and timeframe.

The most valuable inspection outcome is not a flawless property. It is a clear understanding of what you are buying or accepting, what needs attention, and what should be resolved before you commit. If something does not look right, give it the time and technical scrutiny your investment deserves.
